 Aurora, The Goddess of Dawn, was first established in 1837 by Joseph McCarty, a pioneer from New York State who came west seeking a new home. Aurora’s nickname of “The Goddess of Dawn” changed some years later when it became the first city in the United States to use electric lights for the publicly lighting the entire City. Now Aurora is fondly known as the “City of Lights”. From a small camp in 1834, Aurora is now the 2nd largest City in Illinois with approximately over 160,000 residents. One of the reasons Aurora has grown so much over the years is due to its accessibility through five interchanges on the East/West Tollway Corridor. With corporate offices and commercial growth constantly growing, Aurora’s boundaries continue to expand, now stretching from Route 59 on the east portions bordering Naperville, to portions beyond Orchard Road on the far west. The Far East side of Aurora includes the regional Westfield Shoppingtown at Fox Valley (formally known as the Fox Valley Mall). The city extends into four counties, Kane, DuPage, Kendall and Will. There are 6 different school districts including the renowned Naperville 204 district. The City of Aurora is rich in history, diversity and pride. Most first-time buyers can qualify for a mortgage loan, but they may need help from parents to make the down payment or closing costs on their home. There are loan programs that minimize the down payment and closing costs for first-time buyers. These programs usually require that 3 to 5 percent of the purchase price come from the buyers' funds, not from a loan or gift. Most lenders ask for the last three months' bank records. The borrower will be asked to reveal the origin of any large deposits. If the money comes from the homebuyer's parents, the lender may not consider those funds when qualifying the buyers.
Parents who are planning to help their children finance a home should transfer any funds several months before the house-hunting process begins. If it is a loan rather than a gift, a formal re-payment agreement should be drawn up between parents and children to eliminate potential misunderstandings or future complications with either estate.
