Mark your calendars now and come join us in 2007 for our 50th Celebration! Welcome to the Official Web Site for the Village of Sugar Grove, Illinois. Sugar Grove is located 50 miles southwest of Chicago, in southern Kane County. Sugar Grove was settled in 1834 and officially incorporated as a Village in 1957. While the Village has grown since its incorporation, residents often cite our small town character as the reason they live in Sugar Grove. Currently Sugar Grove is at the cross roads of development. There are two schools of thought on development (1) choose to ignore the development that has arrived on our communities doorstep or (2) recognize that development will occur, and work with the developers to insure that we grow in a reasonable and responsible manner, one that benefits the Village, the county and its neighbors. While there is no single answer to the best way to grow, the Sugar Grove Board has determined that controlling, and diversifying the growth, not ignoring it, is the right way to insure a beneficial future for all while preserving the character of Sugar Grove. The development that has occurred in Sugar Grove is starting to bring the planned benefit of more rooftops. Commercial Developers have certain items that they look for in an area when choosing where they build. Rooftops (or homes) are one of the major items they look for when choosing a locality. We are please to announce that a 21-acre commercial development at the northeast corner of Galena Boulevard and Route 47 will be anchored by a Jewel grocery store. The Jewel Development broke ground on June 24, 2005 and opened on April 5, 2006. | | | Historical Paramount Theatre |

Aurora Illinois Things are happening in downtown Aurora. Exciting things. Though Aurora is Illinois' second largest city, it truly is second to none. Situated in the heart of the Fox Valley region, Aurora is positioned as a key hub for business owners and residents alike. The Fox River plus great transportation connections make downtown Aurora a smart place to work and play. As one of the fastest growing cities in Illinois and one of the fastest growing counties in the country, there are new opportunities for business owners and residents everyday.
Downtown business owners will tell you that they got here just in time. Great people, reasonable rents, and city-funded assistance to help rehab buildings make downtown Aurora an excellent place to start or relocate a business. But downtown isn't all work and no play. Benefit from the culture and entertainment Aurora has to offer! Home to the David L. Pierce Art and History Center, the Aurora Historical Society, Sci-Tech Museum, and the Aurora Regional Fire Museum, Aurora provides quality exhibits and events for adults and children. Take in a show at the Paramount or Riverfront Theater! Spend some time at Hollywood Casino! Enjoy a summertime festival, farmer's market, or meet your favorite author at the Midwest Literary Festival. No matter what you're looking for, downtown Aurora has it. Downtown Aurora is America at its best. | | | |
Located along the Fox River, just 55 miles southwest of Chicago, the United City of Yorkville has experienced substantial growth within the last few years. The intersections of State highways 34, 47, 71, and 126, plus access to I-88 to the north, I-80 to the south, and I-55 to the east, have made Yorkville an excellent location for development. The Wrigley Corporation built the world headquarters of it’s Amurol Confection Division in Yorkville on a sprawling 300 acre site. The Wheaton family has moved their wholesale/retail lumber business, FE. Wheaton, to Yorkville. Proud to be the home of J. Dennis Hastert, Speaker of the U.S. House of Representatives; proud of its Governors Hometown Award Winning Bicentennial Park built with private contributions of money, material, and labor; proud of its minimum residential lot size of 12,000 s.f.; and proud of its hometown, rural atmosphere; Yorkville and it’s City Council members are very receptive to small and large businesses wishing to locate here. Accepting An Offer >Responding to Low Offers
The beginning of negotiations is usually the end of many months of hard work for the buyer or seller. The work ahead requires skill in order to maintain a strong position.
Sellers can lose their advantage if they do not counter an offer that a buyer has made. Even if the opening offer is beneath what the seller feels is reasonable, it is advisable for the seller to respond with a slight reduction from the asking price. The most important component in negotiating is good communication.
The best way to handle a low offer is to counter it with definite terms that are favorable to the seller. A counter offer has two advantages: 1) it keeps the buyer interested, and 2) it moves the negotiation forward and gives the buyer the opportunity to submit another offer that the seller is more likely to prefer.
